Ontario Rent Increase Notice: Check N1 and Your New Rent

Toronto apartment building illustrating an Ontario rent increase notice guide.

An Ontario rent increase notice tells you the new rent and when it starts. First, check which rules cover your home. Then check the form, dates and amount. A correct percentage alone does not make every notice valid.

For most covered tenancies, at least 12 months must pass since the last increase or the start of the tenancy. Also, the landlord must give the proper notice at least 90 days in advance. However, some homes have different rules.

Which year applies to an Ontario rent increase notice?

Use the year the increase takes effect. Ontario lists a rent guideline of 2.1% for 2026 and 1.9% for 2027. Check the figures on the official rent-increase page.

For example, a notice may arrive in late 2026 for a 2027 increase. In that case, use the 2027 rule if the guideline applies. Keep the start date beside your calculation.

Does the guideline cover your home?

Many private rentals are covered. However, certain homes first used for residential purposes after November 15, 2018 are exempt from the guideline. Other housing types and special cases also have their own rules.

Therefore, do not decide from the building's advertised age alone. Ask what facts support a claimed exemption. Then compare them with the official guidance.

Ontario's tenant-rights page explains the wider rules. Also, our standard lease guide can help you review your own tenancy papers.

What should you check on an Ontario rent increase notice?

Form N1 is commonly used for guideline-covered units. Read the official form and notes. However, other forms apply in some cases. An exemption from the guideline does not remove all notice rules.

  • First, check the names and rental address.
  • Find the date when the new rent starts.
  • Then check both the dollar amount and percentage.
  • Read any claim about an above-guideline order or application.
  • Finally, keep proof of when and how the notice reached you.

Next, compare the date with your last increase or move-in date. Service rules can affect the notice period. Therefore, do not count only from the date printed on the form if service is disputed.

Also, CLEO's notice checklist can help you review an N1. Use Ontario's page above for the current year's guideline.

How do you check an Ontario rent increase notice calculation?

Suppose the lawful monthly rent is $1,800. A 2027 guideline increase of 1.9% would be $34.20. The new total would be $1,834.20.

However, that example assumes the guideline applies and all other rules are met. It does not approve a real notice. Also, use the correct rent figure rather than adding unrelated bills to the base.

What if you find a problem?

Write down the exact concern. It may be the date, amount, exemption or claimed approval. Then ask for an explanation in writing.

Keep the notice, lease and rent receipts together. Our Landlord and Tenant Board guide explains where a dispute can go. However, get guidance before changing what you pay; do not stop paying all rent over a disputed increase.

Also, distinguish an above-guideline application from an issued order. N1 explains that an approved order may leave a difference to pay later. Ask for advice about the actual case.

Must you sign a new lease when the term ends?

No. The N1 notes explain that a fixed term can become month-to-month without a new lease. Finally, compare any proposed lease changes with the rent notice before agreeing.

Ontario rent increase notice: build a timeline

Put the notice and your rent records side by side. First, write the tenancy start date and the date of your last increase. Then add when the notice reached you and when the new rent is supposed to begin. Keep the envelope or delivery message if it helps show how you received it.

Next, separate the date check from the amount check. A calculation can be correct while a notice has another problem. Likewise, enough time between increases does not prove that the amount or form is valid. Review each point on its own.

How should you ask about a disputed amount?

Write a focused message that identifies the notice and the point you question. For example, ask which lawful rent figure was used as the base. If an exemption or order is claimed, ask what supports it. Keep the reply with the notice.

Also, keep paying attention to dates while seeking guidance. Save rent receipts and any written response. These records help an adviser understand what was proposed and what you have paid.

What if a new lease is offered at the same time?

Read the rent notice and proposed lease as separate documents. Compare the rent, start date and any new terms. Do not assume a new signature is just an administrative step. Finally, ask for advice about any unclear change before agreeing, while continuing to deal with your existing rent obligations.
